Jomtien, Central Pattaya, Na Jomtien & More: Which Area Fits You?

Every part of the Pattaya coastline has a different personality here's how the main areas compare for living, renting out, and long-term value.

Pattaya isn't one market it's a string of distinct neighborhoods along roughly 20km of coastline, each with its own pace, price point, and buyer profile. Picking the right area matters as much as picking the right unit.


Area by Area

Best for: quiet beachfront living, long-term rentals

Jomtien

A long, relatively relaxed beach south of central Pattaya, popular with long-stay expats, retirees, and Russian and Scandinavian buyers. Jomtien has a strong supply of condos across a wide range of budgets, a walkable beach road, and a calmer atmosphere than central Pattaya at night. Good long-term rental demand from residents rather than short-stay tourists.

Best for: nightlife, short-term rental yield, walkability

Central Pattaya (Beach Road / Second Road)

The commercial and entertainment heart of the city highest density of hotels, malls, restaurants, and nightlife, with the strongest short-term tourist rental demand. Units here tend to command higher per-square-meter prices and can produce strong short-term rental yields, but the area is busier and noisier than Jomtien or the southern areas.

Best for: privacy, newer low-density developments, longer-term capital growth

Na Jomtien

South of Jomtien proper, Na Jomtien has seen significant new development in recent years, with lower-density, often higher-spec condo and villa projects, marina developments, and a quieter, more residential feel. It's popular with buyers looking for a calmer setting still within easy reach of Pattaya and Jomtien's amenities, and is generally seen as an area with room for continued growth as infrastructure matures.

Best for: sea views, a hillside setting close to the city

Pratumnak Hill

Sits between central Pattaya and Jomtien on a headland, offering elevated sea-view units and a more upscale, residential character while still being a short ride from both beaches. A popular middle ground for buyers who want proximity to the city center without being in the busiest part of it.

Best for: luxury beachfront, established high-end market

Wongamat

North of central Pattaya, Wongamat has one of the more attractive beaches in the immediate area and an established cluster of higher-end condominium towers. It tends to command premium pricing and attracts buyers prioritizing a quieter beachfront lifestyle close to North Pattaya's amenities.


Matching Area to Goal

  • Planning to live there most of the year? Jomtien, Na Jomtien, and Pratumnak generally offer a quieter day-to-day pace.
  • Prioritizing short-term rental income? Central Pattaya and Wongamat typically see the strongest tourist rental demand and highest achievable nightly rates.
  • Looking for longer-term capital appreciation from a developing area? Na Jomtien has attracted significant new investment and infrastructure in recent years.
  • Want walkable beach access without the busiest nightlife? Jomtien beach road is hard to beat.

A Note on Foreign Quota by Area

Foreign Quota availability (see our Foreign Quota guide) is set building by building, not by neighborhood so a newer development in Na Jomtien and an established tower on Jomtien beach road can have very different quota situations even though they're in similar areas. Always confirm quota status for the specific building you're considering, regardless of location.
